          APPEAL from an order of the Superior Court of Los Angeles County.  Reva G. Goetz, Commissioner.  Affirmed in part, reversed in part, and remanded.

          Appellants Laura Young and Peter Young challenge a  judgment of dissolution of marriage, insofar as it resolves community property interests in the marital residence.  We affirm in part, reverse in part, and remand.


RELEVANT FACTUAL AND PROCEDURAL BACKGROUND


          In July 1993, Laura and Peter became engaged to be married, and they began to look for a house to purchase as the family residence.[1]  They located a house on Coldwater Canyon in Los Angeles, and in November 1993, Peter bought the house for $440,000.  He paid this sum with a $44,000 down payment from his own sources and a $396,000 mortgage that was his separate debt.  He held title to the house as â€
